Balcombe Cottage is a detached holiday home, set in an amazing and unforgettable location. You will feel cosy and at home as soon as you walk through the front door. Relax in this superb property and be truly inspired, as horses and goats walk past your balcony on their way to the fields. This is a great property for a family to enjoy a break away, submerged in the Sussex countryside area and is perfect for walkers, cyclists and dog walkers. The romantic tranquillity of this property would also make it ideal for a special and romantic weekend away.

Inside, the living space is open plan and features a well-equipped kitchen, dining space and a generous sized living area with a Smart 4K TV and eco-wood burner. The kitchen comes complete with bean-to-cup coffee machine and the coffee beans are also provided. The property also has an eco-friendly biomass boiler which provides underfloor heating. There are two generous sized bedrooms, one with a kingsize bed, the other with twin beds that can be converted to a double should you require. The main bedroom has its own en-suite facilities and there is also a beautiful family bathroom.

Located in the High Weald AONB and a short distance from the village of Balcombe, you may like to visit Balcombe’s local community owned pub complete with its own microbrewery, village shop and highly regarded tea rooms. The village is about 1½ miles via footpaths across fields and woods. Within a similar distance is the famous Wakehurst arboretum and Ardingly reservoir (great for water sports) and village and the South of England Showground. Local National Trust houses and gardens include Standen, Nymans and Sheffield Park. However other gardens such as Leonardslee, High Beeches and Borde Hill Gardens are also stunning places to visit. The Bluebell Steam railway, various local vineyards and Tilgate Park and Zoo offer other enjoyable day trips and visits. A short drive away is the Ashdown Forest famous for its stunning biodiverse heathland and views as well as Winnie the Pooh’s bridge. Local towns and villages offer a broad and eclectic range of shopping, cafes, pubs and restaurants. You are conveniently situated just 16 miles north of Brighton with its iconic beach (21 miles), shopping and theatres. By rail, you are also a 50-minute train journey from central London.

If you wish to stay close to home, you can take in the wonderful views, having a picnic in the field next to the property or sitting on your terrace enjoying watching the wildlife and world go by.
